古民居平遥普通的居民住宅大都为清代修建的，这些住宅体形较大，用料讲究，由于山西气候干燥，又未经战争破坏，所以大多数保存得相当完整。住宅平面布局多为严谨的四合院形式，有明显的轴线，左右对称，主次分明，沿中轴方向由几套院组成，一般三进院呈“目“字型基本形式。院落之间多用矮墙和装饰华丽的垂花门作为分隔，有的在院落一侧或后面还建有花园。正房一般为三间或五间的拱券式砖结构的窑洞，在窑洞房的前部一般都加筑木结构的披檐、柱廊，上覆瓦顶。正房屋顶是平顶，一般在两侧砌砖梯可登上，在屋顶上有的还建有照壁式风水楼。也有的在窑洞上再建一层木结构双坡顶的楼房。平遥民居的外墙都用砖砌，做成清水砖墙，高达七、八米，对外不开窗户，外观坚实雄壮，有的在墙顶做成城碟式，像一座座小城堡，在院子里也很少栽木，迷信观念认为树木会招致鬼怪，家宅不宁。院子里地面均用砖满铺，多垒起花坛，没有泥土，便于清扫。平遥民居内外装饰华丽，有木雕精细垂花门，正房梁下挂落子曲替都有花饰，有的刻有狮子滚绣球，有的是福禄寿三星，或琴棋书画等，都有一定的样式。门窗都是木樘木棂，大都花纹繁巧，且各不相同，有的门扇上还雕塑有唐尧虞舜禅位的故事。当时已普遍使用玻璃，有的富商用的刻花玻璃。为保暖防寒，门窗大多做成双层，屋檐下椽木梁枋等都施有彩画。沿街巷的宅门都特别讲究，门顶形式多样，有悬山卷蓬、悬山有脊两坡、两坡不等长和半坡及披檐等，檐下用梁枋穿插、斗拱出檐等，做法各不相同。有的用柱，有的做壁柱门墩等。大门门扇上有门匾，书有“修德”、“修齐”、“繁鳌”、“霞蔚”、“乐天伦”等，有的住宅门外还立有上马石、栓马柱，石雕精美，反映出当时这些人家住户的富庶。全城保存得较完好的民居有四百余座,其数量之多，保存完好的程度在国内实为罕见。
