建筑安装企业经营方式　　建筑安装企业提供建筑产品的方式。这种方式确定企业在建设过程中与建设单位（业主）等的关系。　　　　发展历史　在世界各国，由于建筑产品类型多，生产工期长，而且价值高昂，建筑安装企业不可能垫支全部生产费用，因此，建筑业的经营从一开始就采取承包方式，即通过投标（见工程招标投标）或协议签订合同，按业主要求接受订货，并由发包人预付一定工程款，进行施工。到信贷发展、股份公司出现以后，才产生了由建筑安装企业用自筹资金建房然后出售的一般商品生产经营方式。但直至20世纪70～80年代，除少量住宅、办公用房、商店或标准厂房外，绝大多数建筑安装企业都是按承包方式经营。中国在1958年以前，建筑安装企业大都是通过上级分配任务，再签订合同，按承包方式经营。此后基本上是实行实报实销。1978年以后，又逐步恢复了承包方式和法定利润。1980年开始，出现了综合开发建后出售或出租的经营方式。1984年建筑业管理体制改革，政府决定在建筑业中大力推行投标制承包方式。　　　　分类　经营方式可以分为两大类：①通过不同形式建立承发包关系，签订包工合同，按合同要求组织施工，建设单位简称甲方，施工单位简称乙方。②综合开发方式及成片成街坊建成后然后出售或出租的经营方式。　　　　承包方式的具体形式多种多样。按与建设单位的关系可以分为:①总包分包方式。总包人对业主负责,分包人只对总包人负责而不与业主发生联系。②联合承包方式。几个施工单位联合起来承包，统一对业主负责。③分别承包方式。各承包人分别直接对业主负责。　　　　按承包的工作范围可以分为：①单项承包。只包勘察设计或施工阶段的工作。②全过程承包。从工程的可行性研究、设计、施工,直到竣工投产的全过程承包,也称统包方式或交钥匙承包方式。③多阶段承包。介于上两种方式之间，承包可行性研究与设计，或包设计与施工。　　　　按包价计算方法可以分为：①总价承包。整个工程的造价一次包死。②单价承包。按分部分项工程的工程量和单价或按建筑平方米数量与单方造价结算，但按计算的总价承包。③按实际成本加一定报酬承包。报酬可以按成本的一定百分比计算或按固定数给付，也有再加奖惩的。　　　　按承包的内容可以分为：①包工包料。工程所需的材料统由承包单位负责采购供应。②包工半包料。工程所需的材料由承包单位和发包单位分别负责供应。③包工不包料。承包单位仅提供劳务，工程所需的材料统由发包单位供应。
