房贷资产证券化 住房抵押贷款证券化是20世纪70年代以来最重要的金融创新之一，目前已成为美国、澳大利亚等发达国家构筑房地产金融二级市场的主要途径。80年代以后，住房抵押贷款证券化在马来西亚、香港等新兴经济地区也逐步兴起。近几年来，随着我国经济的持续快速发展和住房制度改革的深入，房地产业相关金融服务的需求增长迅速，我国已经具备了进行住房抵押贷款证券化的市场条件。国家相关部门最近公布了《信贷资产证券化试点管理办法》，我国住房抵押贷款证券化步入了试点推广阶段。所谓住房抵押贷款证券化(MortgageBackedSecurities,MBS)，指住房抵押贷款的发放机构将其所持有的抵押贷款资产，汇集重组成抵押贷款组群，经过担保或信用增级，以证券的形式出售给投资者的融资过程。一般而言，抵押贷款的发放者将其贷款资产出售给政府抵押机构或私人投资银行，再由其进行包装重组，以证券发行的方式将债权进一步出售给其他投资者。这里所说的“证券”是指债权性而非权益性证券，它的基本特征是由抵押贷款资产所产生的现金流来支持对其的支付，因此被称为抵押担保证券。证券销售出去以后，证券的持有者便成为了住房抵押贷款的债权人，并经由抵押担保证券的服务者取得对其的支付。
